Frequently Asked Questions

What do I receive when I purchase this house plan

You’ll receive a complete set of construction-ready drawings delivered in PDF format, including floor plans, elevations, dimensions, and essential building details. CAD files may also be available depending on your selection.
After purchase, our team will send a license agreement for signature before delivering your files.

How quickly will I receive my plans after purchase?

Standard plan orders are typically prepared and delivered digitally within 48 hours once the required build address and signed license agreement are complete. If major architectural modifications are requested, SFA will provide a separate scope, price, and project-specific timeline.

Can this house plan be modified?

Many plans can be modified. A2D handles defined stock-plan add-ons such as right-reading reversals and wall-construction conversions. Larger architectural changes, including room-size changes, garage additions, or substantial layout revisions, are reviewed by SFA and quoted separately.

Will this plan fit my lot?

Use the Lot Advisor to identify potential dimensional matches. If you know your lot dimensions and setbacks, the tool can compare the available building envelope with the plan dimensions. If you do not know the setbacks, you can still search by house width and depth. Results are preliminary and do not guarantee site-specific buildability or approval.

Can I build this plan outside of Florida?

Yes, our plans can be used nationwide. However, local building codes and engineering requirements may vary, so additional modifications or approvals may be required.

Are these plans build-ready?

A2D plans are professionally prepared stock house plans. Depending on the property and jurisdiction, the plan may require site-specific engineering, code-related revisions, permitting documentation, or other local professional services before construction. A2D does not guarantee permit approval or site-specific buildability.

What is not included in the plan set?

Items like site plans, surveys, and local engineering (foundation, wind load, etc.) are not included and must be completed based on your specific lot and jurisdiction.

What happens after I complete my purchase?

After checkout, A2D will obtain the build address and complete the single-use license agreement with you. Standard plan orders are typically prepared and delivered digitally within 48 hours once the required licensing information is complete. Major architectural modifications are handled separately by SFA with a project-specific scope and timeline.

Why do I need to sign a license agreement?

The agreement ensures the plans are used for a single construction project at your specified address and protects both you and the designer.

Can I make changes after purchasing the plan?

Yes, depending on the change. A2D handles defined plan add-ons such as right-reading reversals and wall-construction conversions. Larger architectural modifications, such as changing room sizes or adding a garage, are reviewed and quoted separately by SFA.

Is my payment secure?

Yes. All transactions are securely processed, and your information is protected using industry standard encryption.

Can I get a refund after purchasing?

Due to the digital nature of plan delivery, all sales are final once files have been sent. Please contact us before purchasing if you have questions.

How accurate is the Lot Advisor?

The Lot Advisor is used to provide a preliminary dimensional match based on the plan dimensions and the lot information you provide. If you do not know your setbacks, you can still search by house width and depth and refine the results later. Final site feasibility must be verified for the specific property and jurisdiction.

What are setbacks and why do they matter?

Setbacks are required distances between your home and property lines. They vary by location and directly impact whether a house plan will fit on your lot.

What if a plan is close to fitting my lot?

If a plan is close to fitting, contact A2D for review. Standard plan add-ons are handled by A2D. Larger architectural changes, such as changing room sizes or adding a garage, can be reviewed by SFA and quoted separately.

Does this work outside of Florida?

Yes. The calculator works nationwide, but setback requirements vary by city and county, so results should always be verified locally.

Can you confirm if a plan will fit my lot exactly?

A2D can provide a preliminary dimensional fit analysis using the lot dimensions and setbacks you provide, but we cannot guarantee that a plan is buildable on a specific property. Site conditions, zoning, easements, engineering, permitting, and other local requirements may affect final feasibility.
