Narrow Lot House Plans for Florida
Many lots in Cape Coral, Fort Myers, Bonita Springs and older Naples neighborhoods are narrow, and side setbacks take a big bite out of the width you can build on. These 38 plans are 50 feet wide or less, so they fit where most Florida plans won't.
They range from a 1,052 sq ft two-bedroom cottage to 3,700+ sq ft homes that go up two or three stories instead of out. Many have the same features as our larger plans: covered lanais, open kitchens and split bedrooms.
Not sure what fits? Use our lot-size search: enter your lot's width and depth and we'll show plans that may fit. Always confirm setbacks with your city or county before choosing a plan.

Can a narrow plan still have a pool and lanai?
Yes. Many narrow plans keep a covered lanai at the back. Two and three story plans leave more of the lot open for a pool.
How do I know if a plan fits my lot?
Subtract your front, rear and side setbacks from the lot's dimensions. The plan's width and depth must fit inside what's left. Our lot-size search does a first pass for you.
Do you have small house plans?
Yes. 26 plans are under 2,500 sq ft, starting at 1,052 sq ft. Most of our collection is larger, so the narrow-lot list is the best place to find compact homes.
What counts as a narrow-lot house plan?
Usually a home 50 feet wide or less. For example, with 7.5-foot side setbacks, a 50-foot-wide house needs a lot about 65 feet wide.
